An Affordable Home On The Central Coast Of California
Sunrise Terrace Mobile Home Park was built in the 1970's on a hillside in Arroyo Grande, CA. It is a gated senior (55+) community of 300 homes. It is a resident-owned community. Almost all the homes in the park are owned by residents, and the land is community-owned and managed.
The homes feature carports. Sizes range from 1,100 to over 2,000 square feet. While some residents are still working, many are retired. Sunrise Terrace is overseen by an elected Board of Directors that employs two people.
The amenities at Sunrise Terrace are plenty. There is a social hall and a newly built annex for events, featuring a full kitchen, card room, large library, and a billiard room. The clubhouse is available for all residents’ use at no charge.
Outside is a swimming pool and patio. A spa, exercise center, sauna, plus showers and dressing areas are in an adjacent building. We have a four-hole golf course and putting green, tennis and pickle ball courts.
Other amenities include limited RV parking, a place for gardens, and a good-sized fenced dog park. An Architectural Review Committee oversees changes and improvements to all homes. A Landscape Committee oversees the park's wonderful flowering plants and other greenery.

The 2020 HOA fees are a modest monthly amount that includes maintenance of the common areas, including roads and infrastructure. The park is well managed, very well maintained, and has an over 90% funded capital reserve that is adjusted annually.
Numerous social events are offered during the year and many residents volunteer time for the various committees that keep Sunrise Terrace running and a great place to live.
